I would like to tell you something about myself. My attitudes about the sale of real estate, either to a buyer or for a seller, are represented by the phrase – your needs become my primary goals.
What I am is a hardworking realtor who has no time for games. I believe that in order for a real estate agent to be successful he must possess the following.
1. Knowledge of the current market
2. Knowledge of the current finance market
3. Seasoned negotiating skills
I began my career in 1975. I believe that my training as a Certified Financial Planner and my expertise as a register investment adviser with the S.E.C. places me above the average agent in dealing with real estate finances. My experiences as an arbitrator, as a mediator and as a Certified Buyer’s Representative also place me above the average agent in terms of negotiating a successful real estate transaction.
These features coupled with my training, which allows me to deal professionally with seniors or those facing foreclosures.
I believe that each real estate transaction is highly personal. Each deserves a high level of discretion as well as a high level of competence. I am certain that I can exceed your expectations and provide the quality of lifestyle you are seeking.
Although I am a licensed real estate broker in my own right I have chosen to work as an associate broker under the umbrella of ********* real estate.
CERTIFIED BUYER'S REPRESENTATIVE
When purchasing real estate today there are choices you must make regarding how you are to be represented in the purchse of your property. You have a choice of being either a CUSTOMER or a CLIENT.
There is a substantial difference between beign a customer or a client. When you are a customer, you are without representation, much like buying a boat, car, or when shopping in general. The agent assisting you is obligated to get the highest price and the best terms for the seller. This agent or subagent ( i.e another realtor associated with the multiple listing service) will be honest and disclose all material facts about the property, but MUST WORK IN THE SELLER'S BEST INTEREST.
As a CUSTOMER your agent will preview properties from our inventory as well as the Multiple Listing Service, showing you properties that meet you expressed needs, and provide factual information and material facts regarding property condition, and disclose any known property defects to you and prepare an offer at your direction for presentation to the seller and help you locate available financing and other service providers, as well as monitor the loan process and help you bring the transaction to a successful close.
When you become a buyer's CLIENT, there are certain services that, by law, are available to you. First of all you are fully represented. You actually hire an agent to professionally advise and represent you. YOUR AGENT WILL THEN WORK IN YOUR BEST INTEREST TO GAIN THE BEST PRICE AND TERMS FOR YOU. Your agent also owes you a full range of professional services including complete loyalty, full disclosure, and the preservation of you confidential information.
As a buyer's client your agent will: show all homes in the Multiple Listing Service, expired listings, for sale by owners and builders.** will tell you the seller's asking price, calculate fair market value, and help develop and offering price by using comparable sales data.** will use his negotiating skills to present your offer directly to the seller and will tell you everything known about the seller, including their motivation.
A buyer's agent can be paid in a variety of ways. Currently buyer's agents are paid on a contingent fee. i.e. something must happen before we get paid. You can pay your agent directly or his compensation, as with most real estate transactions, can be built into the purchase price and disbursed at closing along with other fees.

A national program since 1998, The Senior Advantage Real Estate Council® offers a specific designation, SRES®, to identify those members who have successfully completed its education program along with other perquisites. By earning the SRES designation, I have demonstrated requisite knowledge and expertise to counsel senior clients through major financial and lifestyle transitions involed in relocating, buying rental property, managing the capital gains and tax implications of owning , refinancing, or selling the family home.
REALTOR SHORT SALES PROFESSIONAL
Home owners who purchased homes between 2004 and 2006 are now stuck with having purchased more home than they can not AFFORD.
As a result they are now finding themselves with a monthly payment that is unaffordable as interest rates adjust to higher rates, thus bringing the new payment to as much as 25% to 50% higher than the intial papyments they made.
Now these homeowners are looking for a way out of a dire situation without the STIGMA LEFT FROM A FORECLOSURE.
For these owners one possible option is the SHORT SALE. A short sale is a legitmate method for stopping the foreclosure process, allowing the homeowner to get on with life without the damages to a credit report.
If you are considering a short sale it is advisable to seek the assistance of a real estate professional. However not all Real Estate Brokers know how to conduct a short sale or how to work with lenders in negotiating one.
Realtors possessing the RESSP Designation have been specially trained and are well versed in Short Sales.
